Assigning Ratios
If the association’s billing is based on a percentage of ownership or if the number of different fees per homeowner exceeds 10 (and would be handled by setting up sections), CINC recommends assigning ratios to each homeowner.
If the ratios/percentages have already been calculated or defined for the association, assign ratios/percentages to each homeowner in the association:
Select Tools > Data Import. If you are using universal navigation, click Settings > General > Data Import.
On the Data Import screen, select Homeowner Fee Ratios in the Data Type field.
Download the import template spreadsheet.
Complete and save the import spreadsheet for all billable homeowners.
NOTE: Percentages should be entered without the % sign (e.g., enter “10” for 10%). To verify that 100% of the annual fee has been assigned to homeowners, select Setup > Association Fees, and click on the fee/assessment name. If you are using universal navigation, click Accounting > Settings > Association Fees.
NOTE: The percentage may be slightly less than 100% if the percentages assigned to homeowners do not allocate evenly to total the Regular Annual Fee. Also, other software products may handle rounding differently than CINC Accounting and adjustments may need to be made after review of the generated billing (see Generating Billing).
On the Data Import screen (select Tools > Data Import), choose the association. If you are using universal navigation, click Settings > General > Data Import.
Select Homeowner Fee Ratios in the Data Type field.
Browse to the saved spreadsheet using the Upload icon.
Click Import.
NOTE: The status of the import will change from Pending to Complete or will return a list of corrections by row and column on the spreadsheet. If a list of corrections is returned, open the spreadsheet, make the corrections, and complete steps 3 – 8 until the Status shows Complete.
