You can create and manage amenities for an association, allowing you to control amenity details and availability.
Follow these steps to add a new amenity:
In CINC Connect Super Admin, select Amenities > Amenity Management on the left side menu. You can also add amenities on the Amenity Management tab of the Associations > All Associations > Association > Amenities page.
OR
In universal navigation, go to Associations > Amenities > Amenity management.
The Amenity Management page displays. Click Add New.
The New Amenity page displays. Select the appropriate Association from the drop-down list.
Enter the Amenity Name.
Note: Essentials associations are limited to approximately two amenities; Lifestyle and Premium have no limit. If an association was migrated with more amenities than Essentials normally allows, those existing amenities remain active. The limit only blocks creating new ones beyond the cap.
To populate the address information with a common area in the community, click the Link to common Area toggle and select the appropriate Common Area from the drop-down list.
Optionally, enter the Address, City, State, Zip Code, and Phone Number.
Enter the Amenity Description.
Click to upload an Amenity Image in either .jpg,.png, or .gif format.
Note: The file must not exceed 16MB.

If applicable, click the Reservation Requires User Note toggle if the reservation requires the homeowner to provide additional information about a reservation. Enter a question and it displays for the homeowner to answer. For example: Is security needed? Is alcohol being served? Are tables and chairs needed?
If applicable, click the Can Users Reserve This Amenity? toggle to make the amenity reservable. Some amenities do not require reservations (for example, a pool), in which case you would ignore this option.
Select the appropriate option from the Time Slots Increments drop-down list: 15 Minutes, 30 Minutes, or 1 Hour.
Set the Reservation Minimum Time and Reservation Maximum Time.
If applicable, click the Booking Window toggle and set the Minimum Time In Advance and Maximum Time In Advance by days or months. This allows you to determine how far in advance your residents can book the amenity, and how close to their booking time slot they can reserve the amenity.
If applicable, click the Limit Number of Reservations toggle and select whether to limit by Unit or User. For example, you can limit the number of reservations a certain resident or unit can request.
Set the Number of Reservations and the Time Unit to: Days, Weeks, Months, or Years. This allows you to limit the number of reservations a user or unit can request.
Set the Maximum Amount of People Per Reservation. This allows you to designate the total number of guests allowed to join a single reservation.
If applicable, click the Add Amenity Block Time toggle and select whether you can create a one time, recurring, or permanent block times to restrict amenity reservations during specific dates and times.
Enter the appropriate Block Time Name / Reason and select the Block Time Type from the drop-down list.
Enable the appropriate toggles to select the days the amenity is available and set time frames using the drop-down lists.
Note: Click + if additional time frames are needed. Click X to remove the individual time frames. Click Clear Day to remove all time frames for the day.
If applicable, click the Reservation Requires Disclosure Agreement toggle and enter the Disclosure Agreement information if residents must read and accept a disclosure statement before they can complete a reservation for this amenity. This is typically used to communicate rules, liability waivers, safety guidelines, or terms of use specific to the amenity (e.g., pool rules, capacity limits, damage responsibility, or hold-harmless language).
If applicable, click the Multi-Booking toggle if multiple bookings are allowed during the same time frame. If allowed, set the Amenity Capacity, which is the total number of guests allowed in the space at one time.
If reservations require management approval, click the Reservation Requires Management Approval? toggle.
If applicable, click the Reservation Fee toggle, if you are charging residents a set fee when reserving an amenity.
Enter the Fee Amount and the GL Account information.
If applicable, enable the Security Deposit toggle to place a hold on the resident's credit card for a set amount when reserving an amenity. After the reservation is complete, the deposit can be fully or partially released, making it ideal for covering potential damages or additional cleaning fees. This ensures the amenity is properly maintained and any extra costs are covered.
Enter the Deposit Amount and the GL Code information.
If cleaning time is needed, click the Cleaning Time After Every Reservation toggle and set the Cleaning Time Duration.
Click Save.
Note: If you want to save this amenity as a draft and complete it later, click Draft.
